DLF launches Panchkula Valley project
Biggest township project after Gurgaon
 
 

Chandigarh, February 18: DLF Limited, India’s largest real estate company with a footprint in 30 cities and a large presence in Gurgaon and Chandigarh, today announced the launch of the first phase its integrated township project, DLF Valley, within the Panchkula Master Plan area as part of its major expansion plans in Punjab, Haryana and Himachal Pradesh. The first phase will be spread across 1 million sq ft (msf) out of the approximately 10 msf earmarked for the township project. This will be DLF’s biggest township project outside Gurgaon.

Making the announcement at a press conference here, Mr Rahul Mehta, Executive Director (North), DLF Home Developers Limited, said the project is ideally located on a plateau surrounded by hills and forests on all sides and falls under Pinjore Kalka Urban Complex Sector 3 near Chandigarh Cantonment on National Highway 22 to Shimla. The Project has been accorded all required licenses and approvals by DTCP & Ministry of Environment and Forest.

DLF Panchkula Valley offers consumers a host of options to suit their requirements. The project has a judicious mix of premium floors ranging from 1475 sq. ft. to 2250 sq. ft., independent floors available in 250 sq. mtrs. plots (2BHK+ utility room and 3BHK+ utility room) and 420 sq. mtrs plots (4BHK and utility room).

Designed by the world famous architect Hafeez Contractor, it is a fully compliant project with all facilities available within the township - spacious community center, nursery, primary and high schools, shopping centers and work places, world class medical care, rain water harvesting system, etc.

DLF is the only real estate developer within this area to offer power backup for the independent floors. The payment plan is construction linked and the possession period is approximately 2 years from the date of booking.

The allotment will have a one year lock-in period, which means that the buyer cannot sell the allotted floor for a minimum of one year. Only one application is eligible on one PAN number.

The applicants of 1st floor and 2nd floor will also be accorded 50% of roof rights each for exclusive use. Special schemes are being offered for government officials.

DLF has identified Panchklula as it is ideally located next to the hills and due to its rapid growth as a big commercial centre with all the top international brands setting up base in the city and malls and restaurants coming up in a big way. Chandimandir, which is a large Military base, is only 3 kms away from this township.

The six-laning of the National Highway from Panchkula to Kalka is expected to give a big boost to the growth of the area, opening up new avenues of investment. The proposed bypass to Parwanoo from Nadha Sahib and the planned lake near the barrage on the Kaushalya river are added attractions.

With IT parks of both Chandigarh and Panchkula in the vicinity this area is poised to grow as a hub of modernity and style.
